Your Transaction Coordinator Will

Pre-Escrow

Your coordinator will turn the listing agreement in to your broker, pre-open escrow with your preferred escrow officer, and also reach out to your Seller(s) with an introductory email as well as instructions for them to complete their disclosures electronically through your preferred application (Glide, Docusign, Breeze, etc.). This ensures that we have the full Seller disclosure packet in place by the time the property enters into escrow. If the Seller prefers to meet with you in person, we will alternatively email you the disclosure packet.

Escrow

We pride ourselves on processing new contracts as quickly as possible. Your transaction coordinator will first send out introductory emails and an escrow timeline to the client, cooperating agent, title company, and lender if applicable. Our goal is always to provide the Seller disclosures and reports when necessary to the Buyer’s agent at the time of contract ratification as well. We will turn the sale in to your broker and account for any commission reductions, referrals, or credits for the office commission demand.

Documentation

In real estate, there is very little margin for error and attention to detail is a key element. Your coordinator will review the purchase agreement for completeness and make sure all reports, disclosures and other information are distributed to all applicable parties in an organized and timely manner. We will also audit the file consistently throughout the transaction. Next, we submit fully executed documents to your broker upon receipt and will also facilitate documents for you and your clients’ signatures through DocuSign.

Your coordinator can perform any additional file services as needed such as addenda, contingency removal(s), and verification of property conditions. We have experience working on a variety of real estate transaction management platforms including SkySlope, Broker Mint, and Transaction Manager. Guard TC ensures you will have a complete file at the time of close of escrow so that you can be paid on time without delay.

Deadlines and Communication

At Guard TC, we know how important it is to both you and your clients to meet all contractual deadlines to help ensure a smooth transaction. We will notify you of deadlines in advance to make sure all involved parties are on track as important due dates approach.

We also reach out to the Buyer’s agent with reminders in advance of contingency due dates. Your transaction coordinator will work closely with you to deliver a quick and efficient real estate transaction process.
